Emergency Plumbing

Burst pipes, failed flexi hoses, sewage coming back up. Someone answers at any hour, and on a shared line we will ask who else is affected before anybody sets off.

Emergency call-outs

Hot Water

Storage, continuous flow, heat pump and solar. Nothing scales up in this water, so a unit that has stopped has lost its anode or burnt an element, and many of those are repairs.

Gas Fitting

Cooktops, heaters and gas lines connected, pressure tested and certified within one visit, and the compliance certificate goes into your hand before we leave.

What a plumber costs in the Inner West

Very few plumbers publish figures. These are 2026 Sydney entry rates, put here so that any quote you collect, ours included, has a yardstick behind it. That covers the van at the door and the trade's hourly rate. Job-by-job figures sit on each service page.

01

Getting someone out: $0–$180

Nothing when the job began on this page. Arrive another way and the standard Sydney attendance fee applies, usually at the top of that band.

02

The hourly rate you will be quoted elsewhere: $100–$150

The market's business-hours rate, quietly underpinning most quotes you will be shown. Ours is not built from it, and the note below says why.

03

After hours, weekends and holidays: $180–$250

The trade's loading for nights, weekends and public holidays. We apply none, because the figure was locked before anybody left.

04

A typical emergency repair: $250–$700

One agreed number to make a burst safe, free a line, or isolate a gas fault. No meter, and nothing appended at the end.

05

Your fixed price: agreed first

In writing before we begin. Anything that changes the scope stops the job until you have approved a revised figure.

Cards two and three describe the market rather than us. An hour of somebody's time and a problem that has actually gone are two different purchases, and hourly billing only ever sells the first of them. We price the work rather than the hours, so the figure you approve is the figure you settle. On a shared line that matters more than usual, because the footage that settles the argument between owners is part of the job rather than an extra. Where you already know what you need, the real figures live on the blocked drains, pipe relining, burst pipes and leaks, hot water and gas fitting pages.

The difference between a plumber and a licensed plumber.

Anyone can call themselves a plumber. A licensed one carries a NSW licence number, real insurance, and the legal accountability that comes with both, so when a gas job is certified or a repair signed off, it actually means something.

Licensed in NSW and fully insured, working right across the inner west every week. Australian Standards on every job, with a lifetime workmanship warranty in writing.

Plumbing in the Inner West

There is something true across the whole inner west rather than in one suburb of it. Terraces and semis built as a row were commonly drained as a row, which means a single private line can serve several properties before it ever reaches the water authority's main. That is ordinary for housing built to a common plan, and it is most of what this region is made of. It also means the house that notices a blockage is not necessarily the house that caused it. Right across the inner west, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.

Common plumbing problems we see in the Inner West

  • One line, several houses. Terraces and semis built as a row were commonly drained as a row, so a single private line can serve several properties before it reaches the main.
  • Hot water systems giving out. A cylinder that has quit in this water has lost its anode or burnt an element rather than silting up. Gas, electric, heat pump and solar, repaired wherever repairing is the truthful answer.
  • Ageing galvanised & earthenware pipe. Older homes in Marrickville, Leichhardt and Ashfield still run on steel and clay pipe that rusts, roots and splits over time.
  • Gas fitting & compliance. Cooktops, heaters and gas lines in housing that in much of this region predates every appliance in it. Our licensed fitters bring it to standard and certify it on the day.
  • So the house that notices is not the cause. The property nearest an obstruction backs up first. That is position rather than fault, and it is why blame gets apportioned wrongly on these streets.
  • And the answer is footage, not argument. A camera and a locate show what the line serves and where it runs, and every owner gets the same recording to work from.

Still have a question? Licensed plumber van servicing the Inner West
How much does a plumber charge per hour in the Inner West?

You will hear $100 to $150 an hour quoted around Sydney. It is a true figure and a poor budget, because the hours are precisely what nobody can predict. We agree one number for the whole job before starting.

How fast can you get to me in the Inner West?

Anything genuinely urgent gets a target of under an hour to the door, anywhere across the inner west, on any day and at any hour.

Do you charge a call-out fee?

Every charge is said on the phone before the van moves, so nothing on the invoice is news. Booked through this page, there is no attendance charge to say.

How do I know you're a licensed plumber?

NSW Licence 368473C. Look it up on the Fair Trading register, which takes about a minute and is worth doing for anybody you let onto a property. Plumbing without a licence is illegal in this state and it will sink an insurance claim.

My hot water system failed and it isn't that old. Why?

Soft water is the reason. Where the supply is hard a cylinder fills with scale and that ends it. Sydney's does not behave that way. Here the anode is consumed protecting the steel, and once it has gone the tank itself begins to corrode. Or an element burns out. Neither of those automatically means a new system.

What is a shared drainage line?

A single private sewer line that serves more than one property before it reaches the water authority's main. It is ordinary in housing built as a row to a common plan, which is most of the older inner west. Your waste and your neighbours' waste travel the same pipe for part of the way. Nothing about that is a defect. It is simply how a row of houses built together was drained, and it changes three things: what causes a blockage, whose land the repair happens on, and who the cost sits with.

Do you work on heritage and conservation-area homes?

The inner west is largely nineteenth and early twentieth century housing built in rows to a common plan, and the drainage followed the same logic as the buildings. That is why this is a regional fact rather than a suburb one: it is as true in Balmain as it is in Marrickville, because the reason for it is the way the housing was built rather than anything about the ground it sits on.

My drain blocked and my neighbour says it is not their problem. Who is right?

Possibly neither of you, and the honest first step is finding out what the line actually serves. The house nearest an obstruction backs up first, which is a matter of position rather than of who put what down a drain, so the property that notices is frequently not the property that caused it. Where a line serves several owners the responsibility for it is shared between them. What we can do is film and locate it and give every owner the same footage. What we cannot do is give you legal advice about who pays, and anybody in a hard hat who offers you that opinion is guessing.

What areas around the Inner West do you cover?

The whole the Inner West LGA and every suburb around it: Leichhardt, Marrickville, Newtown, Balmain, Ashfield, Annandale, Petersham, Ashfield and more.

Hot water systems we service and replace

Hot water outweighs everything else in the callout diary. Across this region that means a great deal of electric storage in the older housing, gas wherever a property is connected for it, and continuous flow where a cylinder had to leave the floor. These are the makes. Repairing and replacing hot water systems is most of what we do here, and we are straight about what each job costs and the age at which a unit stops being worth fixing.

We service and replace these systems as an independent licensed plumber. We are not an agent for, or endorsed by, any of these manufacturers.
